Welcome to Abode Plus Management Corp. ("Abode Plus"). These Terms and Conditions ("Terms") govern the use of our corporate and vacation rental platform. By accessing or using our services, you agree to comply with and be bound by these Terms. These Terms apply to all users of our platform, including Hosts (who provide rental accommodations) and Guests (who accept rental offers).
Please read these Terms carefully before using our platform. If you do not agree with any part of these Terms, you should not use our services.

"Abode Plus," "we," "us," or "our" refers to Abode Plus Management Corp.
"Platform" refers to the website, mobile application, or any other digital or physical service provided by Abode Plus.
"Host(s)" refers to individuals or entities who provide rental accommodations through the Platform.
"Guest(s)" refers to individuals or entities who accept rental offers and rent accommodations through the Platform.
"Property" refers to the rental accommodations provided by the Hosts.
"Services" refers to all services provided by Abode Plus, including sourcing rental options, managing guest communications, check-in assistance, property management, and other related services.

3.1 Eligibility:
To use the Platform, you must be at least 18 years old and capable of entering into legally binding agreements.3.2 Usage Requirements:
By using the Platform, you agree to provide accurate, current, and complete information as required for the services you utilize. You are responsible for ensuring that any information you provide is kept up-to-date.3.3 Compliance:
You agree to comply with all applicable laws, regulations, and terms outlined in this agreement while using the Platform and its services. -
4.1 For Hosts:
Abode Plus will source rental options from Hosts and offer them to Guests who are seeking accommodations. In some cases, Abode Plus may also manage Hosts' properties, which includes, but is not limited to:Listing the Property on various platforms
Handling Guest communications
Coordinating and assisting with check-ins and check-outs
Overseeing cleaning and maintenance services
Ensuring compliance with local regulations
4.2 For Guests:
Abode Plus will present rental options to Guests based on their preferences and needs. The services provided by Abode Plus to Guests include, but are not limited to:Facilitating the booking process
Communicating with Hosts on behalf of Guests
Providing check-in and check-out assistance
Addressing any issues or concerns during the stay

5.1 Property Listings:
Hosts must ensure that all information provided in their property listings is accurate, complete, and up-to-date. Hosts are responsible for maintaining the Property in a clean, safe, and habitable condition.5.2 Compliance with Laws:
Hosts must comply with all applicable laws, regulations, and ordinances in relation to their Property, including, but not limited to, zoning laws, tax obligations, and safety regulations.5.3 Payment:
Hosts agree to pay Abode Plus any applicable fees for services rendered. Payment terms and conditions will be outlined in a separate agreement between the Host and Abode Plus. -
6.1 Bookings:
Guests must ensure that all information provided during the booking process is accurate and complete. Guests are responsible for adhering to the terms and conditions of the booking, including payment of the rental fees and compliance with the Host's house rules.6.2 Conduct:
Guests agree to conduct themselves in a respectful and lawful manner during their stay. Guests are responsible for any damage caused to the Property during their stay and may be charged for repair or replacement costs.6.3 Cancellations:
Guests may be subject to cancellation fees or penalties as outlined in the specific booking terms. Abode Plus may assist in managing cancellations, but the ultimate decision lies with the Host's cancellation policy. -
7.1 Service Fees:
Abode Plus may charge service fees to Hosts and/or Guests for the use of the Platform and related services. These fees will be clearly outlined during the booking or service agreement process.7.2 Payment Processing:
All payments between Hosts, Guests, and Abode Plus will be processed through a third-party payment processor. Abode Plus is not responsible for any issues arising from payment processing.7.3 Refunds:
Refund policies will be governed by the specific terms of each booking or service agreement. Abode Plus will facilitate refunds in accordance with the agreed-upon terms, but the final decision lies with the Host. -
8.1 No Warranty:
The Platform and services are provided "as is" without any warranties of any kind, either express or implied. Abode Plus does not guarantee the accuracy, completeness, or reliability of the Platform or services.8.2 Limitation of Liability:
To the maximum extent permitted by law, Abode Plus shall not be liable for any direct, indirect, incidental, consequential, or punitive damages arising out of or related to the use of the Platform or services. -
You agree to indemnify, defend, and hold harmless Abode Plus, its affiliates, and their respective directors, officers, employees, and agents from and against any claims, liabilities, damages, losses, and expenses, including reasonable legal fees, arising out of or in any way connected with your use of the Platform or services, your breach of these Terms, or your violation of any laws or regulations.

Abode Plus reserves the right to suspend or terminate your access to the Platform at any time, with or without cause, and with or without notice. Upon termination, all provisions of these Terms that by their nature should survive termination shall survive.

These Terms shall be governed by and construed in accordance with the laws of the Province of British Columbia, Canada, without regard to its conflict of law principles.

Any disputes arising out of or relating to these Terms or the use of the Platform or services shall be resolved through binding arbitration in Vancouver, British Columbia, Canada, in accordance with the rules of the British Columbia International Commercial Arbitration Centre (BCICAC).

Abode Plus reserves the right to modify these Terms at any time. Any changes will be posted on the Platform, and your continued use of the Platform after such changes have been posted constitutes your acceptance of the modified Terms.
